Project Overview

Client: Private Homeowner

Location: Norfolk Coast

Project Value: Circa £3 million

Bespoke Construction Group (BCG) was selected as the construction partner for a large-scale modern manor house and associated boathouse project. This bespoke home incorporates cutting-edge technology, luxurious finishes, and a commercially specified swimming pool, all designed to maximise the unique parkland setting and stunning views of the coast and on-site fishing lake. The project is currently underway and is scheduled for completion in Spring 2026.

Project Scope

1. Steel Frame Construction with Masonry Infills

The substantial structure utilises a steel frame for strength and durability, complemented by masonry infills featuring knapped flint and Norfolk red facing bricks for a timeless, high-quality finish.

2. GRC Facade System

A Glass Reinforced Concrete (GRC) facade system was incorporated to enhance the building’s durability and aesthetic appeal.

3. Aluminium Windows and Ultra High-End Sliding Doors

High-end aluminium fixtures were installed to ensure energy efficiency and sleek aesthetics. Ultra high-end sliding doors were fitted to maximise natural light, durability, and visual appeal, seamlessly blending indoor and outdoor spaces.

4. Swimming Pool Construction

In collaboration with J’s Pools, a luxury swimming pool was integrated into the property’s design, meeting commercial specifications for quality and functionality.

5. Technology Integration

BCG coordinated a full Mechanical and Electrical (M&E) contract design with relevant specialists, ensuring the home is equipped with state-of-the-art technology for modern living.

6. Unique Architectural Features

  • A zinc roof covering with a curved ridge adds a striking modern element to the property.
  • Projecting windows provide expansive views of the surrounding parkland, coast, and fishing lake.
  • A bespoke Hi-Macs staircase was designed and constructed, offering a seamless blend of functionality and contemporary design.
