How Does Our Drawings Package Work?
Our drawings package will take your building project through 3 to 4 stages, depending on what level your project needs.
Initial survey & Initial planning drawings
Benefit
Accurate Costings. The initial drawings allow us to provide accurate costings. We can advise on any tweaks to the building plans to ensure you are spending the money you want on your project.
An Architect who suits your build. Bespoke Construction Group have access to a wealth of local architects. They will carefully select the right one for your build and budget.
What’s next?
Need planning. You are happy with the proposed plans and calculated build cost, but your building project needs planning permission. Move to stage 2.
Don’t need planning. Your building project may be deemed as a permitted development. In which case, planning may not be needed and you will go to stage 3.
Planning - preparation, submission and completion
Benefit
Hassle-free. We take the stress out of the planning application. Our experienced planning consultant will coordinate the entire application with the planning department on your behalf.
What’s next?
Passed. Congratulations. Now that planning permission has been granted, we can move on to the next step.
Recommend refusal. Our planning consultant will advise on supporting documents and/or planning changes needed to get approval.
Detailed building regulations drawings & Structural Engineering Design Calculations

What if my planning application is rejected?
Most of our proposals pass through planning, but we cannot guarantee this will happen. If your proposal is rejected, then we have a couple of options. You may move forward with a slightly adjusted plan. Or, if you were set on your initial idea, you can choose not to pursue submitting a second application.
What drawings do I need for building control?
For your Building Regulations application, you’ll need to submit the following:
- Site location plan: This shows your building location on the site.
- Floor plans: Detailed drawings of each floor of your building, including room layouts and dimensions.
- Elevations: Drawings of the exterior walls of your building, showing the height and design of each side.
- Vertical sections: Drawings showing a cross-section of your building, revealing details like wall composition and floor construction.
In addition to these drawings, your Building Regulations package should also include:
- Structural calculations: Calculations that demonstrate the structural integrity of your building.
- Specifications: Detailed descriptions of the materials and construction methods to be used.
- Construction notes: Additional notes or instructions for the builder.
