A private development client wanted to bring nine new homes to Burnham Market, one of North Norfolk’s most tightly conserved villages. The scheme needed to sit within the village’s historic character in a form the local planning authority, and the village itself, could support.
Flint isn’t a standard trade, sourcing enough good-quality flint for nine homes, and finding skilled labour able to work it consistently, needed far more lead time than a standard brick or block build. The second challenge was consistency without repetition: nine individually named homes, each with a different footprint, all delivered to one specification on one coordinated programme.
In-house QS and procurement kept land, design and build under a single point of accountability across all nine plots, rather than splitting cost reporting across several consultants. Flint and skilled labour were booked well ahead of the programme’s real need date, and sequencing respected how flint panels cure and settle, rather than fighting it with a standard brick-build programme.
Nine completed homes, delivered in a form the local planning authority and the village of Burnham Market could support, finished to a specification suited to both private occupiers and the second-home market this part of the Norfolk coast attracts.
